Two years ago, Mike Tilley bought a villa off-plan at Oakmont in Orlando, Florida, from the Superior Group. Since then, he has seen it appreciate in value by nearly 80%.
Impressed by this growth, Mike decided to look at places closer to home where he could buy somewhere to use as a holiday home for the family and let out to other holidaymakers to generate rental income. He researched popular countries like Bulgaria and Croatia, but dismissed them as risky. He had never visited Turkey, but saw it as a politically stable country with a thriving economy, friendly people and competitively priced property. This view was proved absolutely correct when he and his wife went on an inspection trip with Superior in 2005, to the Bodrum peninsula.
"We went to Turkey with an open mind," says Mike. "We wanted to get a feel for the place, not having even been there before. My wife and I visited several developments with different companies, but we were most impressed with Superior's sites at Hillside Gardens at Yalikavak, and Lakeside Garden near Bodrum. We had no intention of buying a property at that stage – but we were so impressed that we bought two!"
The Tilleys had set a budget of £200,000, and actually bought two 2-bedroom apartments – one in Lakeside Garden and one in Hillside Gardens - without going over their limit. It only took them until the end of their inspection trip to come to a decision. "Our inspection trip with Superior was pressure-free and very informative," Mike says. "We saw suitable developments and, even though these properties aren't yet built, we could easily see the potential."
Lakeside Garden is situated by Lake Tuzla on a pretty stretch of Aegean Sea coastline near Gulluk. What particularly attracted Mike to this development were the nearby golf-course and the self-contained on-site resort facilities, which will make their 2-bedroom apartment easy to rent out once it is completed in December 2007. There is also a guaranteed rental scheme available which will help generate income in the first year or so after completion.
Hillside Gardens at Yalikavak is, as its name suggests, set on a pretty hilltop 1300m from the beach with spectacular views of the Aegean Sea. This was what impressed Mike most about the site, along with the planned facilities. "We were really impressed with the plans for the resort, which will have an aqua park, tennis court, gym, restaurants, and 24-hour security. That makes it perfect for families – exactly our target market when it comes to renting it out in the future."
The two sites are only about an hour's drive apart, and within easy reach of several airports; Bodrum is about 45 minutes drive, Dalaman about an hour and a half, and Izmir about 2 hours, so Mike will be able to keep an eye on both his investments! And direct flights from UK airports are increasing all the time.
"I think Turkey offers real investment potential," concludes Mike. "Property here is still affordable. The Aegean coast is spectacular, and Superior's resorts are in great locations within easy reach of the airport. As a holiday destination it has a huge amount to offer, and Superior's resorts add to that all the facilities anyone could possibly want. Another thing that really surprised us was how friendly and welcoming the Turkish people are. It's a pleasure to deal with them, and we are really looking forward to spending our holidays there. The country far exceeded my expectations, and Superior offered the best properties for us in terms of holiday use, rentability and investment potential." |
