Steven and Linda Gunner had always wanted a house in Florida, and had been disappointed when an earlier purchase fell through, so when Linda spotted a Superior Group ad in the paper offering inspection trips to Orlando, she went along.

"We knew we wanted to buy in Florida rather than Spain," says Steven. "We prefer the atmosphere here – it's less commercialized. Plus there's no language barrier for us lazy Brits! And because we have children, we need somewhere where there's plenty to do – and, believe me, it doesn't matter how many times you go to Florida, you'll never see everything there is to see!

Linda had her heart set on a villa, and visited several resorts and complexes, but when she saw the plans for townhomes at Regal Palms resort, she knew it was right for the family. "At that stage, Regal Palms was just a building-site full of sand," she recalls, "But we spoke to one of the developers, who was English, and he explained their vision for the resort." This includes a 2.5 acre pool complex, tennis court and $10m clubhouse, all within a gated complex with 24-hour check-in and security. The Gunners were one of the first people to buy at Regal Palms, and their 4-bedroom, 3-bathroom townhome enjoys access to all the facilities. It was completed 8 months after purchase and the Gunners have watched the resort take shape around it. "The first Christmas we spent here, only a few properties were built and there was hardly anyone here," remembers Steven. "Last Christmas, the pool was in. Next Christmas, the whole resort complex will be finished and we can't wait to enjoy it. The facilities here are really spot-on!"

Regal Palms is ideal for families, not just because of the resort facilities but because of its central position. "We love the location," says Steven. "It's ideal for us, with two teenage children. Disneyland is really close, and it never loses its appeal. My wife still gets a tear in her eye when she sees how much people of all ages enjoy the Magic Kingdom! And you can easily reach so many other place from here – the coast is an hour's drive either way, Miami is a 4-hour drive, and you can be at the Florida Keys with an overnight stop en-route."

The Gunner family holidays at Regal Palms once a year, and rents the house out for the rest of the year, so this is really an investment property. "Superior rented the house out for us when we first had it, on a 6-month leaseback deal," says Steven. "Now we rent it out ourselves, and Superior does the management. It works well, and any mistakes that do occur are quickly rectified."

Overall, the Gunners are more than happy with their Florida resort townhome. Says Steven, "Regal Palms is all we thought it was going to be – if not more."
